How to set up the rental rate?
We will run a market analysis and analyze the market trend with our years of experience to determine the current market rental rate for your property. We consult with owners and will respect their decisions if they disagree and want to test the market; however, if priced too high, property may be vacant longer than anticipated. Our goal is to rent out your apartment as quickly as possible while giving you the best value in return.
How long will it take to rent my property?
Our mission is to rent your property as FAST as possible. It typically takes 30-60 days to find a good tenant. Pricing your property competitively, as well as making sure your property is in the best condition possible, are important factors in which we will focus in order to fulfill our mission effectively.
TENANT SELECTING
How do we screen applicants?
We have a very thorough screening process for all applicants. We require each applicant over the age of 18 to complete an application while verifying what they have provided and obtain a credit report and other reports, warnings and verifications on and about applicant, which may include, but not limited to, criminal background checks, reports on unlawful detainers, bad checks, fraud warnings, employment and tenant history.

SECURITY DEPOSIT
How much is the pet deposit?
Pet deposit is $500 for each property.
When do I get the security deposit back?
State law requires the landlord to refund deposits within 21 days of the tenant vacating the unit.
How much is the Security Deposit prior moving in?
Typically, security deposits is one month of rent plus cleaning fee, pet deposit, garage remote deposit, and other types of deposit as applicable but the amount may be vary due to various situation. For example, it may be increased due to credit issues of the applicant but never higher than the law allows.
California law states the maximum for security deposit for unfurnished unit is twice the rent rate and furnished unit is three times the rent rate.
How much is the cleaning deposit?
Cleaning deposit is $1000 for each property.
How much is the pet deposit?
Pet deposit is $500 for each property.
How many days do I have to return the security deposit?
State law requires the landlord to refund deposits within 21 days of the tenant vacating the unit.
TRUST ACCOUNT
Why do I need to set up a Trust Account?
In order for us to manage your property effectively and efficiently, we must set up a trust fund account, which is usually used as the “operating account”. Rent will be deposited and payments for management and maintenance services will be distributed from this account. A minimum cash reserve of $500 must be maintained in the trust account at all time for management purpose.
Do I receive a year-end statement?
Property Owners will receive property activity statement in a monthly basis for prior month activities. An annual report will be provided after the end of the fiscal year and can be used for tax preparation.
How much will I receive every month?
How much you receive each month depends on several factors. Assuming we collect a full month’s rent and your account is not negative, you will receive the amount of rent collected minus management fees, and any expenses that your property incurred such as maintenance charges.
MAINTENANCE AND EMERGENCY
How are non-emergency maintenance requests handled?
All of our tenants can submit their maintenance request on our website and our property manager will respond at their earliest convenience.
How are emergency maintenance requests handled?
For any emergencies that requires immediate attention during business operating hours (Monday-Friday 10 a.m. – 6 p.m.), please call 650-697-3800 and 415-828-7568 outside of business hours. After we assess the severity of the problem, action will be taken immediately or as allowed by the limitations.
For a life-threatening emergencies, such as fire, hazardous situation or medical emergencies, please call 911 immediately!
Do I get to approve the cost of maintenance?
Yes, for any repair/replacement work costs over $200 must be approved. If it is an emergency, we will first obtain owner’s approval, but if owner cannot be reached at the moment, we will call the appropriate vendor to handle the emergency before more damage incur. A follow up email will then be sent to the owner for record keeping.
For maintenance issues under $200.00, we will use our professional judgment in approving the work that needs to be done.
Who performs the repairs?
We use licensed, insured, and trusted vendors. All the licenses are checked with the state contractor board, bonds and insurance.
TENANT VIOLATION
What happens if the tenant is late with rent or doesn’t pay rent?
All rents are due on the 5th of every month. We will give the tenant a courtesy call or email on the 5th if we still don’t receive the rent, however, a late fee of 5{c2b4ac9c20224f142fa139fdf3f7dadd8d7af94fa1e936f5b11c050c212c5759} will be added to the balance. If the tenant does not respond, a late fee and 3 days’ notice to pay rent or quit will be served.
What happen if the tenants break their lease?
If the tenants break their lease, they are required to pay all associated expenses associated to get a new tenant, which includes any leasing fees, advertising fees, utilities, rent, and real estate commissions paid to AGH Realty Group, Corp., etc.
MOVE-IN & MOVE-OUT PROCEDURE
Will there be move-in and move-out inspection?
Yes, before the tenant takes occupancy, we will complete a move-in inspection checklist together. For any of the existing damages, they will be documented in writing and/or in pictures. When the tenant vacated, a move-out inspection checklist will also be completed together. The condition reports are then compared.
What if there is damage caused by the tenant?
We can legally charge repair / replacement fee for any damages caused by the tenant. Tenants have the choice to fix such damage at their own expense or a repair/replace fee will be deducted from the security deposit.
