What we do as your complete property manager:
- Monthly rent collection
- Prepare and monitor move-in process
- Lease negotiation & execution services
- Collection of first month’s rent, security deposit, cleaning deposit, pet deposit, etc.
- Prepare and monitor move-out process
- Manage a trust account under your name to handle payments with: vendors, property taxes, repairs, etc. on your behalf
- Tenant communication – respond to repair requests, complaints, and/or concerns
- Handle maintenance and requests for repairs
- Inspection prior to move-in and post move-out
- 24/7 emergency availability
- Assist in retaining legal representation in regards to: lease violations, evictions, debts, etc.
- Annual market analysis for rent adjustments per current market rate
- Monthly report for financial activities at your property
- End of year report that makes tax filing easy
*Our Property Management service pricing is 5% of each month’s rental income. Our contract can be on a month-to-month basis.
